Talmage, LLC, including its affiliates such as GSREA, LLC (collectively, “Talmage”), has been investing in and advising on commercial real estate fixed-income assets since 2003. Since commencing our business, we have made over $10 billion of commercial real estate debt and commercial mortgage backed securities (CMBS) investments, completed $10 billion of Special Servicing assignments, and advised on over $30 billion of complex debt restructurings and recapitalizations.
As a firm, we invest side-by-side in all of our investment vehicles and we provide bespoke services for our investors (such as customized separate accounts) and for our Special Servicing and Advisory clients.
Our team (see Professionals) has worked together since 2003 and combines deep real estate underwriting knowledge, operating experience, and structuring and trading expertise to generate superior results. Our three main businesses are outlined below.
INVESTMENTS
We actively manage approximately $2 billion of Investments on behalf of institutions and high net worth individuals. Our Investment vehicles include private equity funds, separate accounts and collateralized debt obligations (CDOs).
SPECIAL SERVICING
We are an approved Large Loan Special Servicer by Moody’s, Standard & Poor’s and Fitch. We provide highly customized Special Servicing for large and complex transactions where we can create meaningful value for our clients.
ADVISORY
We offer highly customized Advisory services on large and complex commercial real estate transactions such as restructurings, recapitalizations and bankruptcies. Typically, we represent creditors and offer structuring, recapitalization and valuation support.
