Mr. Shugrue is the Chief Executive Officer of Talmage, LLC. He established the company and its investment management business in 2003 and is a member of the firm's Investment Committee. He has over 25 years of commercial real estate investing, lending and restructuring experience as an owner, lender and advisor. From 1997 until 2003, Mr. Shugrue co-built one of the country's first commercial real estate mezzanine investment platforms in his capacity as the Chief Financial Officer of Sam Zell's Capital Trust, Inc. (NYSE: CT). From 1991 to 1996, Mr. Shugrue was one of four people responsible for turning around, taking public and selling River Bank America, a New York bank. While at the bank, he managed over $1.5 billion of nationwide foreclosures, repositionings, sales and high-yield financings. From 1988 through 1990, Mr. Shugrue worked in the real estate group of Bear Stearns on principal, agency and securitization assignments.

Mr. Shugrue is a graduate of the University of Pennsylvania with a BA (honors) in political science and a degree from the Wharton School. Mr. Shugrue is a former governor of the Commercial Mortgage Backed Securities Association (CMSA). Mr. Shugrue has published articles regarding real estate finance in CRE Finance World and PREA Quarterly. He has also been a guest lecturer at The Harvard Business School (where he co-authored a case study), The Wharton School of Business, the Columbia University Graduate School of Business and the Stanford University Graduate School of Business. He is a frequent contributor to The Wall Street Journal and to Bloomberg News. Mr. Shugrue is a board member of StreetSquash Harlem, a comprehensive youth enrichment program combining academics and athletics for public school students in Harlem, New York

Mr. Rogers is the Chief Operating Officer of Talmage, LLC. He has been with Talmage since 2003 and is a member of the firm’s Investment Committee. Mr. Rogers has over 20 years of commercial real estate financing, structuring, development, ownership and investment experience. From 1994 until 2001, Mr. Rogers worked in the large loan securitization program at UBS AG (as successor to PaineWebber and Kidder, Peabody) where he was actively involved in the origination, negotiation, structuring, closing and distribution of over $3 billion of commercial real estate loans. During this period, he was responsible for the creation and management of Stratum Realty Fund, L.P., a third party institutional commercial real estate mezzanine fund sponsored by PaineWebber and G. Soros Realty. Prior to that, he was an Associate in the Real Estate Group at Bear Stearns where he and Mr. Shugrue first met and worked together on principal, agency and securitization assignments. Most recently, Mr. Rogers was a Director of Soros Fund Management LLC.

Mr. Rogers has an MBA in real estate and finance from the Columbia University Graduate School of Business and is a Beta Gamma Sigma graduate of Virginia Polytechnic Institute with a BS (honors) in finance.




Mr. Koenig has served as Chief Financial Officer of Talmage, LLC and its subsidiaries since 2003. He has over 30 years of finance experience in the real estate industry. Mr. Koenig is a partner at Imowitz Koenig & Co., LLP, a certified public accounting and consulting firm he co-founded in 1980. Mr. Koenig has worked closely with numerous owner/operators and developers in acquiring, financing and operating real estate investments throughout the U.S. and is on the Board of Directors of NBTY (NYSE: NTY) a company which manufactures and distributes vitamins and supplements.

Mr. Koenig received a BS in Economics from Fairleigh Dickinson University-Madison and an MBA in Finance from Fordham University.

Mr. Kim is a Managing Director of Talmage, LLC responsible for underwriting new investments and the origination of new business initiatives and special servicing opportunities. He has over 15 years experience in both law and finance. Prior to joining Talmage, Mr. Kim was the global head of warehouse lending at Goldman Sachs, in charge of originating and risk managing portfolios of structured loans, where he originated over $10 billion of commitments. Prior to this role, Mr. Kim managed Goldman Sachs’ $15 billion commercial real estate debt portfolio and was responsible for acquiring commercial real estate debt in the secondary markets. Mr. Kim began his career as a corporate attorney at O’Melveny & Myers LLP and in-house counsel at Nissan North America, Inc.

Mr. Kim has a JD from Yale Law School and a BS in Cognitive Science from the University of California at Los Angeles.

Mr. Abram is a Senior Vice President of Talmage, LLC and has been with the company for seven years. Mr. Abram is actively involved in sourcing, underwriting and trading CMBS and CRE CDOs. Mr. Abram is also responsible for administering the firm’s Collateralized Debt Obligations where Talmage is the Collateral Manager. Mr. Abram was previously employed by Fitch Ratings, where he was an analyst in their cash flow CDO group and helped rate transactions of varying collateral types, including RMBS, CMBS, middle market loans, trust preferred securities and synthetic and cash hybrids.

Mr. Abram holds a BA in history from the University of Tennessee (summa cum laude) and a master’s degree from the University of Texas at Austin.

Mr. Culp has served as Vice President of Talmage LLC, and its subsidiaries, since 2005. Mr. Culp has over 20 years of experience in real estate accounting and finance, specializing in private equity and hedge funds. He is a Vice President of Real Estate Systems Implementation Group, LLC (“RESIG”), a consulting firm which provides accounting and consulting services to private equity funds. Prior to joining RESIG, Mr. Culp was the Chief Financial Officer of RP Financial Services Corp, Vice President of Wexford Management and Vice President of Integrated Resources.

Mr. Culp is a CPA and received a BS in Accounting and Business Administration from King’s College.

Mr. Looloian is an Associate of Talmage, LLC and recently joined the company. He is actively involved in all of the firm’s transaction underwriting, asset management and analysis. He was previously employed by UBS AG where he was responsible for the asset management of a Distressed Asset Fund. His duties included providing trade support, performing various analyses and reporting to investors. He was previously employed at JP Morgan Chase and Bear Stearns.

Mr. Looloian holds a BS in Business Administration from Boston University and his Series 6, 63 and 65 licenses.

Mr. Trapp is an Associate of Talmage, LLC and recently joined the company. He is actively involved in all of the firm’s transaction underwriting, asset management and analysis. He was previously employed by KBRA where he was responsible for the credit analysis and underwriting of new issuance CMBS offerings. Prior to that he was employed at PwC in their Structured Products Group and at ZAIS Group, LLC as a structured credit analyst.

Mr. Trapp holds a BS in Business Administration from Villanova University.
